Architectural Review Committee
The Architectural Review Process at Clover Ridge begins with the initial application and submittal. Any Homeowner wanting to make changes to their property must submit an ARC form before beginning their project.
Instructions for Submitting ARC to Town Square
The completed ARC form should include details of the project and changes the homeowner wishes to make. Examples: fences, patios, decks, outbuildings, landscaping, or other improvements. Plans should include drawings or design plans with measurements, the materials being used (including exterior colors).
There is no fee to submit an ARC form. It is the Homeowner’s responsibility to obtain and comply with any Linn County or City of Albany code/permits requirement. (See CCRs 7.8) Please be sure to obtain these when needed before beginning the work.
It can take up to 30 days to review the ARC form once all the details are received, however, the ARC is committed to reviewing all applications in a timely manor. Having all the information needed during the initial submission will help streamline the review process. Should you have any trouble filling out the online form, email info@bluemountaincommunity.com.
When the ARC form is approved or dis-approved, you will be notified via the contact information provided on the form to include any suggestions (please note that providing your email address may give you the quickest response time). If there are any conditions or notes regarding the approval/disproval, this will be included at that time.
Please note: If changes have been made without prior approval from the ARC, or if the work is significantly different in design or quality than outlined in proposed plans, it is considered not approved. It will have to be removed and/or modified at the Homeowner’s expense. (See CCRs 7.6)
Compliance
The management compliance crew will be making bi-weekly walk-through’s of our neighborhood to check for any concerns or issues that may need attention. The compliance crew’s mission is:
To maintain a clean and attractive neighborhood within the design guidelines of the CC&R’s, in order to protect the property values of every Home Owner.
Below are some relevant areas from the CC&R’s that will be looked into as they go through the neighborhood:
Yards- should be maintained in healthy and attractive condition. Mowed, weed free, bark or rock covering any bare dirt in the planter strips or side areas (CC&R 6.2). It is also good to check the level of fill material in the planter strips to avoid trip hazards by the sidewalk and curb.
Fences- should be stained or sealed with an approved color, and in good working order (CC&R 11.19). No broken or missing slats.
Exterior House Paint- many of us will soon be looking at painting to maintain the integrity of our siding and homes. Please be sure to submit paint colors to the ARC for approval before painting (CC&R 7.4)
Garbage Cans- should be kept out of public view, except for when left out for trash day (Monday). Containers should be placed back out of view by the end of collection day (CC&R 11.17).
Recreational Vehicles– should not be parked on the street or driveways except for purposes of cleaning, preparing for use, or loading/unloading, not to exceed 48 hours (CC&R 11.10).
Any homeowner can confidentially notify the Board of Directors, or Management Company about a concern or complaint about CC&R compliance issues within the neighborhood. Non-compliant issues will be noted for the Homeowners attention. A warning letter may be sent and /or fines assessed.
